In most LA lease transactions, the listing brokerage covers our compensation as part of the deal. You typically get full representation without paying us directly.
Privately listed properties and some landlords work differently. If a listing does not offer cooperating broker compensation, we tell you before you spend time on it.
If separate manual search support creates a placement fee, that is disclosed and agreed before work begins.
We usually formalize the relationship with a standard representation agreement. It sets out what we do for you, what you can expect from us, and protects both sides.
Most agents avoid rental work. We do it because the relationship is the investment: renters become buyers, sellers, and referral partners over time.

Apartment locator services, sometimes called rental finders, typically work with a limited inventory of partner buildings. They show you what's available in their network, not what's available on the market.
We search the entire MLS plus every major consumer platform. We don't have inventory partnerships or preferred buildings. We show you everything that matches your criteria, advocate for the ones you choose, and negotiate terms that work in your favor. We're your representative, not a building's sales team.
It happens, especially with privately listed properties. We'll let you know upfront. In some cases we can negotiate with the landlord. In others, we can discuss a flat fee arrangement. We'll always have that conversation before any commitment.
