By accessing or using the Matthew Hoult Estates website, including the Rental Resume Builder and any associated tools or services (collectively, the "Site"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you should not access or use the Site.

These Terms constitute a legally binding agreement between you and Matthew Hoult Estates ("MHE," "we," "us," or "our"). Your continued use of the Site following any modifications to these Terms constitutes acceptance of those changes.

2. Description of Services

Matthew Hoult Estates operates a website that provides:

• Educational content about renting in the Los Angeles metropolitan area
• Property search guidance and resources for prospective tenants
• Self-serve digital rental preparation products, including the Rental Resume Builder, LA Move-In Checklist, Rental Bundle, and Complete Rental Package
• An AI chatbot assistant for general questions about the rental process
• Links to property listings and third-party rental services

Matthew Hoult is a licensed California real estate salesperson (DRE License #02112916). All real estate services and transactions are conducted under the supervision of Christie's International Real Estate Southern California (CA DRE #01527644), the responsible broker. "Matthew Hoult Estates" is a personal brand identifier and does not represent a separate licensed real estate brokerage entity.

3. Real Estate Disclaimers

All content provided on this Site is for educational and informational purposes only. Nothing on this Site constitutes legal, financial, tax, or professional real estate advice. These Terms and the related policy pages describe current site practices and are not a substitute for review by an attorney. You should consult with qualified professionals before making any real estate, legal, or financial decisions.

Property Information

Property information displayed on or linked from this Site may be sourced from the Multiple Listing Service (MLS) and other third-party data providers. This information is provided "as-is" and is deemed reliable but is not guaranteed. We do not warrant the accuracy, completeness, or timeliness of any property listing data.

Users should independently verify all property information, including but not limited to square footage, room counts, lot size, property features, zoning, and any material facts that may affect a rental or purchase decision.

Fees and Commissions

Fees and commission structures vary by transaction and are disclosed in writing before any agreement is executed. Nothing on this Site should be construed as a commitment to any particular fee or commission structure.

4. Intellectual Property

All content on this Site, including but not limited to text, graphics, photographs, illustrations, page design, code, user interface design, and the overall look and feel, is the property of Matthew Hoult Estates and is protected by United States and international copyright, trademark, and intellectual property laws.

The "Rental Resume Builder," "LA Move-In Checklist," "Rental Bundle," and "Complete Rental Package" are proprietary products of Matthew Hoult Estates. The names, functionality, and associated branding are owned exclusively by MHE.

Limited Personal Use License

Subject to these Terms, we grant you a limited, revocable, non-exclusive, non-transferable license to access and view the Site for your own personal, non-commercial use. You may not reproduce, distribute, modify, display, transmit, cache, mirror, frame, republish, or create derivative works from any content on this Site without prior written permission from Matthew Hoult Estates, except for ordinary browser caching needed to view the Site.

No Data Extraction or AI Training

You may not use the Site, its content, property information, neighborhood guides, rental materials, forms, prompts, tools, design, code, or user interface to build, train, fine-tune, validate, benchmark, enrich, or operate any artificial intelligence model, machine learning system, large language model, search index, data product, lead-generation product, competing real estate service, or derivative dataset without our express written permission.

This prohibition includes creating embeddings, summaries, scraped datasets, copied listing databases, automated neighborhood databases, contact lists, pricing datasets, prompt libraries, or any other structured or unstructured data product based on Site content.

5. AI-Generated Content Disclaimer

The Rental Resume Builder uses artificial intelligence to assist users in generating rental application materials. Please be aware of the following:

• AI-generated content is produced algorithmically and should be carefully reviewed for accuracy, completeness, and appropriateness before submission to any landlord, property manager, or other party.
• We do not guarantee that AI-generated content will result in rental application approval or any particular outcome.
• You are solely responsible for verifying the accuracy of all information contained in materials generated by the Rental Resume Builder.
• The AI chatbot available on this Site provides general guidance about the rental process. It does not provide personalized professional advice and should not be relied upon as a substitute for consultation with a licensed real estate professional, attorney, or financial advisor.

6. User Accounts and Conduct

When using our Site or services, you agree to:

• Provide accurate, current, and complete information
• Use the Site only for lawful purposes and in compliance with all applicable laws
• Not misrepresent your identity or affiliation

Prohibited Activities

You may not:

• Use automated tools, bots, scrapers, spiders, crawlers, browser automation, data-mining tools, or extraction scripts to access, crawl, scrape, copy, harvest, monitor, index, download, or store any portion of the Site or its content without our express written permission
• Harvest or collect contact information, property information, form fields, prompts, pricing, product copy, neighborhood content, listing-related content, images, files, or metadata from the Site
• Create or maintain a database, directory, index, feed, archive, cache, corpus, model, or other collection of Site content, whether for commercial use, internal use, resale, lead generation, AI training, search, analytics, or competitive research
• Use the Site or its content to develop, improve, test, validate, train, fine-tune, or operate an AI system, machine learning model, search engine, automated assistant, data broker product, or competing real estate product
• Attempt to gain unauthorized access to any part of the Site, its servers, or any connected systems
• Interfere with or disrupt the operation of the Site or the servers and networks connected to it
• Take any action that imposes, or may impose, an unreasonable or disproportionately large load on the Site, its infrastructure, or any third-party systems used to operate the Site
• Use the Site to transmit any malicious code, viruses, or harmful content
• Use the Site for any illegal purpose or to solicit the performance of any illegal activity
• Reproduce, duplicate, copy, sell, resell, or otherwise exploit any portion of the Site for commercial purposes without express written consent
• Circumvent, disable, bypass, or otherwise interfere with security-related features, access controls, rate limits, robots.txt instructions, bot-detection tools, tracking controls, or other measures used to protect the Site

Accessing the Site through a normal web browser for ordinary personal reading is permitted. Automated access, bulk access, or reuse of Site content outside the Site is not permitted unless we authorize it in writing.

7. Digital Products: Payment Terms

MHE sells self-serve digital rental preparation products. The following terms apply to purchases:

• Products and prices: The LA Move-In Checklist, LA Rental Resume Builder, Rental Bundle, and Complete Rental Package are sold at the prices displayed before checkout. Stripe is the system of record for the amount charged.
• Payment processing: All payments are processed securely through Stripe, a PCI-compliant payment processor
• Payment data: We do not store your credit card number, expiration date, or CVV on our servers. All payment information is handled directly by Stripe in accordance with their security standards
• Pricing changes: We reserve the right to modify pricing at any time. Any price change will be clearly displayed before you complete a purchase

8. Refund Policy

Digital kits are final sale after delivery except for verified access or missing listed deliverable issues reported within 30 days. Due to the nature of digital products:

• MHE will first attempt to restore access, resend the deliverable, or provide any missing listed file
• A refund may be issued only if MHE cannot resolve a verified access or missing-deliverable issue reported within 30 days
• Refunds are not available for rental denial, changed mind, forgotten use, incomplete use, third-party AI output, tool unfamiliarity, expected representation or legal advice, expected application review, or subjective advantage
• Purchases do not include ChatGPT, Claude, Canva, Google Docs, or any other third-party account, subscription, or guaranteed output unless expressly stated on the checkout page

To request a refund, contact us at with your transaction details and reason for the request. We aim to respond to all refund inquiries within 3 business days.

9. User-Generated Content

When you interact with the AI chatbot on our Site, the following terms apply:

• Chatbot messages may be processed by our chat infrastructure to generate a response and may appear in ordinary service logs
• We may review de-identified or aggregated chat patterns to improve the site, but we do not ask you to submit private application documents or sensitive personal information through the chatbot
• We will not publish, share, or distribute identifiable conversation content to third parties without your consent, except as required by law
• Do not submit sensitive personal information (such as Social Security numbers, financial account numbers, or passwords) through the chatbot

10. Third-Party Links and Services

This Site may contain links to third-party websites and services, including but not limited to:

• MLS and property listing platforms
• RentSpree (tenant screening and application services)
• Stripe (payment processing)
• Property management portals
• Government and municipal resources

Matthew Hoult Estates does not endorse, control, or assume responsibility for the content, privacy policies, or practices of any third-party websites or services. Your use of third-party sites is governed by their respective terms and policies.

11. Property Information Accuracy

Where property listing data appears on or is linked from this Site, the following applies:

• MLS data is provided for personal, non-commercial consumer use and may not be used for any purpose other than identifying prospective properties
• Listing information is compiled from various sources and, while deemed reliable, is not guaranteed by MHE or any listing broker
• Square footage, room counts, lot dimensions, and other property features should be independently verified by the buyer or tenant
• Photographs and virtual tours may not reflect the current condition of a property and may have been digitally enhanced or staged
• Listing availability, pricing, and terms are subject to change without notice

12. Limitation of Liability

To the maximum extent permitted by applicable law, Matthew Hoult Estates, its officers, directors, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, use, goodwill, or other intangible losses, resulting from:

• Your access to or use of (or inability to access or use) the Site
• Any conduct or content of any third party on the Site
• Any content obtained from the Site, including AI-generated content
• Unauthorized access, use, or alteration of your transmissions or content
• Any real estate transaction or rental decision made in reliance on information provided through the Site

In no event shall MHE's total aggregate liability to you for all claims arising out of or relating to these Terms or your use of the Site exceed the total amount paid by you to MHE in the twelve (12) months preceding the event giving rise to the claim.

13. Indemnification

You agree to defend, indemnify, and hold harmless Matthew Hoult Estates, its officers, directors, employees, agents, licensors, and affiliates from and against any and all claims, damages, obligations, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from:

• Your use of and access to the Site
• Your violation of any provision of these Terms
• Your violation of any third-party right, including any intellectual property, privacy, or proprietary right
• Any claim that content you submitted to the Site caused damage to a third party

This indemnification obligation will survive the termination of these Terms and your use of the Site.

14. Disclaimer of Warranties

The Site and all services, content, and materials made available through the Site are provided on an "AS IS" and "AS AVAILABLE" basis, without warranties of any kind, either express or implied.

To the fullest extent permitted by law, MHE disclaims all warranties, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement. MHE does not warrant that:

• The Site will be available at all times or operate without interruption or error
• The Site will be free from viruses, malware, or other harmful components
• The results obtained from using the Site will be accurate, reliable, or complete
• Any defects in the Site will be corrected

Your use of the Site is at your sole risk. No advice or information obtained through the Site shall create any warranty not expressly stated in these Terms.

15. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law principles.

Any legal action or proceeding arising out of or relating to these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the state and federal courts located in Los Angeles County, California. You consent to the personal jurisdiction and venue of such courts and waive any objection based on inconvenient forum.

16. Dispute Resolution

Informal Resolution

Before initiating any formal dispute resolution proceeding, the parties agree to first attempt to resolve the dispute informally. You agree to contact us at with a written description of your claim, and both parties will attempt in good faith to resolve the matter within thirty (30) days.

Binding Arbitration

If informal resolution is unsuccessful, any remaining dispute, controversy, or claim arising out of or relating to these Terms shall be resolved through binding arbitration administered in Los Angeles County, California, under the then-current JAMS Streamlined Arbitration Rules and Procedures. The arbitrator's decision shall be final and binding, and judgment on the award may be entered in any court of competent jurisdiction.

Class Action Waiver

You agree that any dispute resolution proceeding will be conducted only on an individual basis and not as a class, consolidated, or representative action. If for any reason a claim proceeds in court rather than in arbitration, you waive any right to a jury trial.

Small Claims Exception

Notwithstanding the foregoing, either party may bring an individual action in small claims court for disputes within the jurisdictional limits of such court.

17. Modifications to Terms

We reserve the right to modify, amend, or update these Terms at any time and at our sole discretion. Changes will be effective immediately upon posting the revised Terms on this page, with the "Last Updated" date reflecting the most recent revision.

Your continued use of the Site after any changes to these Terms constitutes your acceptance of the modified Terms. We encourage you to review these Terms periodically for updates.
