Your Move-In Walkthrough

Your walkthrough is the most important thing you do on move-in day. Every photo you take now protects your deposit later.

Before you bring a single box inside, walk every room with your phone recording. Photograph each wall, floor, ceiling, window, appliance, and fixture. Include a timestamp in every shot. This is your evidence if the landlord tries to deduct from your deposit at move-out.

Walls, floors, ceilings, windows, doors, locks, light switches, outlets, appliances (open and closed), inside cabinets, bathroom fixtures, balcony/patio, parking spot, and any existing damage. Your condition report is the legal document that establishes the unit's state at move-in. Note every scratch, stain, dent, and malfunction. Use specific language: "2-inch scratch on hardwood floor, southeast corner of living room" not "some scratches." Send a signed copy to your landlord within the first week.

California law: California security deposit rules include specific procedures for deductions and return timelines. For legal questions, verify with official resources or a qualified professional. What You Can Negotiate

Most tenants don't realize they can negotiate beyond the rent number. Everything below is fair game.

Free months, parking, pet deposit waivers, utility credits, pre-move-in upgrades, rent increase caps, and early termination clauses are all negotiable. Most tenants only think about rent price, but these concessions often add up to more total savings.

Your strongest bargaining power comes when the unit has been listed 6+ weeks, or when comparable buildings are offering concessions. End of month and winter months (November through February) are also strong windows since landlords want to avoid vacancy.

Watch for vague maintenance responsibility clauses, automatic rent escalation language, restrictive guest policies, and early termination penalties that exceed California legal limits. Some leases include clauses that are unenforceable under California law but still scare tenants into compliance.

Tip: Get all negotiated terms in writing as a lease addendum. A verbal agreement is worth nothing if it isn't in the lease.

Parking Survival Guide

Parking in LA is a blood sport. Factor cost and availability into your decision before you sign.

Many LA neighborhoods require a residential parking permit from LADOT to park on your own street during restricted hours. Apply online or at a LADOT office with your lease and vehicle registration. Without one, you can get ticketed on your own block. Cost: ~$34/year.

Street cleaning is the #1 source of parking tickets in LA, and each one is $73. Check signs for your sweep day and set a recurring phone alarm. SpotAngels can also send reminders based on your parked location.

LA parking signs are famously confusing: multiple signs stacked on one pole, each with different rules. Read them top to bottom; the most restrictive rule wins. When in doubt, search "LA parking sign decoder" for visual guides.

Santa Monica south of Wilshire, Venice, West Hollywood. In these areas, treat a parking spot as a requirement, not a perk.

Many leases require it by move-in day. Even if yours doesn't, get it.

Before move-in

  • Personal property: Theft, fire, water damage to your belongings
  • Liability: If someone is injured in your unit
  • Additional living expenses: Temporary housing if your unit becomes uninhabitable

Earthquake damage: Requires a separate CEA (California Earthquake Authority) policy. In LA, seriously consider it.

Flood damage: Requires separate flood insurance, usually through FEMA's NFIP program.

High-value jewelry and electronics above a certain threshold are also typically excluded. Ask your provider about scheduled personal property endorsements for expensive items.
